The team at Ray White Helensburgh have high standards to ensure that your property is marketed effectively and that all potential tenants are vetted before they are put forward as a potential tenant. We recommend that you have suitable photos for your investment this can include professional photos. Some properties go unnoticed if they don’t have suitable photos.

This includes:

  • Advertising on mainstream rental websites; including realestate.com.au, domain.com.au and rent.com.au just to name a few
  • Advertising via Facebook and ‘For Lease’ signage (where requested)
  • Reference checking all applicants (employment, rental etc)
  • Ensuring applicants can meet financial requirements

Prior to the tenant moving in, an ingoing condition report is completed with photos. Then once a tenant moved in we undertake a 3 month inspection and then ongoing routine inspections throughout the tenancy to ensure they are caring for your investment.

During the tenancy, we will manage all your rental income, and pay any bills for you from this income as you require.

To ensure the property meets basic standards, we do require than each property has water compliance checks done for each new tenancy (so that tenants can be charged water usage) and also annual smoke alarm/RCD/blind cord compliance, to ensure the safety of the tenant in your home.

At the end of the tenancy, an outgoing inspection is conditioned fore the bond is released to the tenant.
